- No offer contingencies are expected unless the seller agrees otherwise in writing.
- Earnest money must be at least $10,000 and delivered to the designated title company within one business day after ratification.
- Cash buyers must provide a recent statement supporting the purchase price. Hard-money buyers must provide the lender commitment plus evidence of funds for the deposit and cash to close.
- The property is sold in its present as-is condition.
- Buyer is expected to pay buyer and seller settlement charges as stated in the final contract.
- Agents and wholesalers must disclose commission or fees so the seller can evaluate the net offer.
- The seller may request highest and best terms when multiple acceptable offers are received.
